Box 196650 Anchorage, Alaska 99519-8160 A'I-I'N: To all to whom it may concern RE: Narrative, Lot 14A & 14B, U.S. Survey #3200, Conditional Uses, Zoning Variance, Vacation, Plat, and Dedication Dear, qave decided to combine all of the above narratives so each department will be aware of what else is going on with this seemingly complex, but actually quite simple project. Conditional Use: The parcel in question was purchased by the current owners in 1973, before the implementation of the Turnagain Arm Comprehensive Plan (TACP) in 1987. About 90 % of Indian Valley has a recommended density of I dwelling unit per 2.5 acres. This is one of the few remaining unsubdivided parcels in the Valley that are shown as 1 dwelling unit per 5 acres in the TACP. The parcel to the north has been subdivided into I & 1/4 acre lots, the parcel to the northeast has been subdivided into 1 & 1/4 acre lots, the parcel to the east is in a 2 & 1/2 acres zone, the parcel to the south has been subdivided into two, one being I & 1/4 acres, and the other 2.7 acres, very similar as this proposed subdivision, and for the same reasons. This project fits in well with the surrounding area. t neverwould have accepted this subdivision project if it were not for one major piece of supporting evidence, this parcel is already subdivided by Indian Road. Indian Road is the reason for this subdivision design. Indian Road cuts through this parcel, creating a 3 acre parcel to the west, and a 1.39 acre parcel on the easterly side. The owners did not build Indian Road. It is where it is because, due to topographical considerations, this is where it was needed to be, for safe grades and safe access purposes. This side of Indian Valley has developed around the location of Indian Road. Vacation & Dedication We are proposing the vacation of the 50' BLM Read & Utility Easement that runs along the easterly boundary of Lot 14. This area is obviously not needed. There is no future need for this for road construction, and the utility lines are not on this property, but are on the property to the east, lot 15. We are proposing a dedication of 60' X about 382' to R.O.W. for Indian Road, as shown on the proposed plat.
