Soil information, topography and water availability was submitted in October, 1972 for this area under the name of Tustamena Terrace #2. The lot size based upon the above three factors and our review show the property as submitted is adequate for single family residences. S-3603 Sunny Acres Subdivision #1 This property has public sewer available on Sandlewood Place. All lots must be Served by sewer under the subdivision agreement. Tile property, because of its industrial zoning, must also be served by public water. Public water is not available for extension to serve i '~ L. Tt-HEL, ~F:. .ober 11, 1972 2olf Strickland Dept. of Environmental GAAB 3330 "C" Street Anchorage, Alaska Quality Re: TUSTAHENA TERRACE ~2 Dear Rolf: N Mr. Tom Price, the owner of this subdivision, reaue~ted that a soil classifications and a suggested layout be m~de to indicate locations of "on site" sewage =acilities for his proposed subdiv- ision of Tustamena Terrace #2. A field investigation was made. on October 10, 1972 and six holes dug by a backi~oe were inspected. The test holes appeared to be placed strategically and the soils showed surprisingly good, clean gravel in all of the lower proposed lots. The highest lot =10 showed a high glacial till content with traces of gravel and sand. Apparently in this area the glacial till is overlaying gravel stratas. I see no problems in developing this subdivision with "on site" sewage facilities providing that each seepage pit is installed subject to current Greater Anchorage Area Borough regulations. Enclosed are copies of the soils classification and a placement sketch on the Preliminary Plat.' If there are any questions please don't hesitate to call.
