SITE CONDITIONS (see Site Conditions Map)
Landform / Topography:
The site is typical of the Hillside's topography. Landforms characteristic of this
area consist of knolls, steep ascending ridges, swales, relatively flat bogs and
bowl shaped slopes. These landforms are the residue of the erosion processes acting
upon material deposited by a northerly retreating glacier. As a result, the overall
exposure and general direction of drainage is to the northwest.
The southern portion of the "L" shaped property is the most undulating, consisting
of a major northwest exposure slope capped by a knoll which is the highest elevation
in the site (846), small knolls and a gradual northwest sloping ridge.
The northern "panhandle" shaped portion of the site has distinctively gentler slopes
which drain towards Little Campbell Creek. The extreme northeast portion of the
site is a stepped terminal to a northeast extending ridge that ascends gradually in-
to Dafoe and Lake of the Hills Subdivisions.
Slopes on this site range from 1 to 40%, with the majority of the slopes falling in
the range of 5 to 20%. Slopes of 20% and greater are typically found in association
with knolls and ridges.
Vegetation:
Vegetation patterns of the site are closely associated with landforms and soil mois-
ture conditions which is typical of the hillside area. On the drier slopes one will
find a mature stand of overstory plants such as white spruce and birch trees with a
closely associated palette of understory and groundcover material consisting of
woody and herbaceous plant material.
In the interconnecting drainage swales, a heavy concentration of alder and willow
are present in association with their herbaceous and woody groundcover.
The southeast corner of the site contains the northern tip of a treeless bog that
extends off-site where the majority of this wetland exists. The vegetation here is
typically referred to as muskeg and consists of sphagummoss, rushes, sedges and
other herbaceous plant material.
Drainage Courses / Wetlands:
The aforementioned wetland area in the southeast corner of the site is designated on
the Municipal Wetland Map. This wetland is the southern portion of a distinctive
drainage course which travels in a northwesterly direction across the site. This
drainage way is intermittent in surface flow and usually contains surface runoff on-
ly in seasonal wet periods.
Another major drainage way travels from south to north until it reaches Little
Campbell Creek which flows through the northeast portion of the site. This small
drainage course has no defined channel; its runoff travels via sheet flow towards
the creek.

Soils:
Soils are generally sands and gravels for the site. The west two-thirds is sand and
sandy-gravels. The east one-third is silty gravels and silt with gravel layers.
The water table was generally below 12 feet deep. All sites investigated will sup-
port on-site sewage disposal systems.
Zonin~ (see Site Conditions Map):
The site is currently zoned R-6 as well as all of the adjacent subdivisions. Under
the cluster ordinance minimum lot sizes are determined by the maximum lot coverage
by a dwelling unit and the setback requirements. However, the gross density of
1-1/4 acres per dwelling unit must not be exceeded.

SUBJECT: S-6420 - Alpine Woods Subdivision
This department has reviewed the soils test(36) logs as submitted
from the 'two engineering firms. Alaska Environmental Control
Services conducted the percolation test in questionable soils
classification and the percolation tests indidate the soils will
support on-site sewer systems.
The engineered d~sign will be submitted to this office for approval
prior to the construction of on-site sewer systems in marginal
soils.
