The sewer line referenced in your memorandum dated June 19, 1979 is for the Viewpoint Subdivision north of the subject property. Tryck, Nyman and Hayes reports that they are currently working on engineering plans for the sewer. They are also negotiating a subdivision agreement for sewer with the Municipality. The developer of Viewpoint will likely request that his sewer connect with the Municipal sewer in Oceanview. Discussions towards this end have not begun. Tryck, Nyman and Hayes also reports that there is no agreement between the developer of Viewpoint and Steve Hagedorn or HVL to extend the sewer to the subject property. Thus, the developer of Viewpoint intends to construct a sewer to his property. Whether this will actually occur in 10 years is another question -- particularly in light of the fact that he intends to con- nect with the Municipal sewer. Also, the Planning Department will likely recommend R-8 zoning for the subject property in the Area G-5 Areawide Zoning. Thus, we find it difficult to recommend one acre lots on the subject property without a strong concurrence from the Environmental Health Division. In all four test holes, the driller found either bedrock or ground water. Granted larger lots may not solve the problem, but larger lots will minimize the problem and will tend to limit development until public sewer and/or water is available. I Ixax June 19, 1979 Don Rlspach, Plannng t Zoning Rolf Strickland, Environmental Health Div DHEP Tract 14 of the Village Subdivision With review of the information and on-site inspection of the proposed subdivision, - plus confirmed information on plans to install a sewer line in the subdivision area, this project is to be completed within ten (10) years; hence the above-mentioned subdivision can connect to the proposed sewer line if need be. However, this Department requests Engineering recommendations for location of on-site septic systems to be on file at the Department of Health and Environmental Protection so as to assure proper closing of the systems per lot.
