Bragaw Street Anchorage, AK 99507 Attention: Dan Roth Subject: Christensen Giddyup Acres Subdivision Water Availability Study Dear Dan: We have collected information on the wells on several lots surrounding Christensen Giddyup Acres Subdivision to estimate the possible depths and production rates of future wells to be constructed on the four new lots proposed for the subdivision. Well logs were located for the lots in Mountain Park Estates Subdivision immediately south of this subdivision. A well log was also found for Lot 2, Vickery Subdivision to the east. Alpine Woods Subdivision to the north is currently served by a community water system under the regulation of ADEC. Flow tests completed on the wells in the past were found which provide additional information concerning water availability. The existing well on proposed Lot 3 of the subdivision provides the best information for expected depths and production rates for the remaining lots in the subdivision. This well was completed on December 16, 1983 to a depth of 201'. The 6" steel casing extends the entire depth. The static water level was measured at 169' below the surface with the well production rate measured at 25 gallons per minute. Wells studied vary in depth from 195' to 223' below the surface with the majority of the wells less than 200' in depth. The static water level varies from 115' to 170' below the surface. Bedrock was noted on the well logs at Lot 2, Vickery Subdivision. The remaining lots are constructed in mostly unconsolidated soil formations consisting of gravel, silt and sand. These formations are generally more productive for delivery of well water than bedrock formations. The wells are all lined with 6" steel casing the entire depth with the pumping level near the bottom of the well. The production rates noted on the well logs and flow tests varied from 4 to 8 gallons per minute with the majority of the wells at approximately 4 gallons per Christensen Giddyup Acres Subdivision August 4, 2005 Page 2 minute. In conclusion, it is highly likely the wells to be constructed at Christensen Giddyup Acres Subdivision will be approximately 200' in depth. They will be constructed in unconsolidated soil formations and require casing the entire depth. Production rates from the well will be between 4 and 10 gallons per minute. Actual water system production will depend on the size of the pump placed in the well and the interior plumbing in the house. It is apparent, based on our study and the results achieved on the wells surrounding this property that sufficient water is available for the development of the four lots in the proposed Christensen Giddyup Acres Subdivision. Bragaw Street Anchorage, AK 99507 Attention: Dan Roth Subject: Proposed Christensen Subdivision Subsurface Soils Study Septic System Feasibility Study Dear Dan: Test holes were placed on 4 lots in the proposeensen Subdivision during the period from May 8 through May 9, 2005. The purpose of the test Notes was to assess the underlying soil conditions and to determine whether septic systems could be placed on the lots to serve single-family homes. The test holes were placed to depths from 18' to 20' utilizing a tracked backhoe operated by Acreage Systems of Anchorage. An experienced soils technician under my supervision was onsite during the excavation to log the soils encountered and to perform percolation tests to determine the absorption characteristics of the materials encountered. A monitor tube was placed in each hole to determine the groundwater elevation over a period of time. All work was completed during what is considered the heavy runoff period for the Anchorage area. Groundwater encountered was probably at its highest level of the year at this time. The preliminary results for the percolation tests, soils encountered and water monitoring are enclosed for your review. In addition, a contour map along with the location of the test holes is also available for your information. The Municipal ordinance governing septic systems requires either a reserve area on each lot for septic systems or a minimum of three septic system sites designated on the final plat. The lots will be served by private wells and the proposed locations along with protective radii are shown on the site plan. No streams traverse the property and no surface water was observed over the proposed subdivision area. Based on the percolation rates achieved during our soils study the reserve area must be a minimum of 10,000 to 12,000 square feet. Due to the location of existing buildings and other topographic features three of the lots will require design of at least 3 absorption systems. The existing house on the property will occupy one lot and it is currently served by a private well and septic system. We have designated three additional septic system sites for this lot. The topographic map indicates Christensen Subdivision May 26, 2005 Page 2 none of the surface slopes in the subdivision are greater than 25% so no setbacks from the breaks in grade are required. A total of 9 test holes were placed on the proposed lots. The overburden material composed of peat or other organics ranged in depth from .5' to 1'. This material was underlain by sandy fill, which was brought on site several years ago to level the area. The fill material is free of organic material and suitable for use as an absorption area as it has sufficiently compacted over time and can now be considered in situ material. Silty sand and gravel with varying amounts of silt was found to the bottom of each test hole. Sloughing of the sidewalls was noted in many of the test holes due to the loose and dry nature of the sandy soils encountered. The overall soil characteristics of the area are similar with percolation rates for materials encountered less than 5 minutes per inch in many cases and less than 15 minutes per inch in every case. Based on our field study and water monitoring completed to date it appears each lot in this proposed subdivision is capable of supporting an onsite septic system. It is our opinion that groundwater levels will not be a factor to prevent construction of septic systems, but will have to be considered when determining the type of absorption system for each lot. Copies of the test hole logs, percolation tests, test hole location map and the contour map showing the surface topography of the property are included for your use.
