Box 196650 Anchorage, AK 99519-6650 RE: Septic System Inspection Report - Lot 1 of Snowcup Subdivision To Whom It May Concern: F. Robert Bell and Associates was retained by BT11 Construction, LLC to provide third party inspection services on the installation of the septic system on Lot I of Snowcup Subdivision. Four inspections were performed: The first inspection took place on April 25, 2006. The S.T.E.P. septic tank and line connecting to the house were installed. Compaction and bedding had been performed, but not backfilled. Cleanouts for the line from the building to the septic tank had been installed. A redesign by the contractor/engineer on the location of the leach field was decided when better soils were discovered in the vicinity of the septic tank than were found in the original drainfield location. The second inspection took place on May 26, 2006. The primary drainfield excavation was completed and ready for washed rock placement. A third inspection was performed on May 27, 2006. All washed rock had been placed and piping was installed from the tank to the end of the trench. Washed rock was placed 2 to 4 inches above the top of the piping. Geofabric was placed on top of washed rock ready for backfill. All wastewater piping and the septic tank was insulated with 2^ of direct bury board foam as frost protection, in addition to the 5 feet of earth cover. A final inspection was performed on June 15, 2006. The site was graded and the contractor was demobilized from the site. Through all inspections, we found the construction to be in compliance with the plans and specifications as approved by the MOA for this project. Since that time, the final plat of the property has been recorded, and it is now officially Lot 1 Snowcup Subdivision. To date, the existing well has been decommissioned, a new water well has been drilled, the existing cesspool has been abandoned and the new 2000 gallon S.T.E.P. septic tank was installed. At the time of the septic tank installation (April 25, 2006),1 noted that the native soils in the vicinity of the septic tank were much better than was found in the original test holes at the southern portion of the property. A testhole was excavated in the area to the east of the septic tank to determine the area's ability to support a drainfield and the soils were found to be acceptable, and considerably better than the soils to the south. Additionally, by locating the draintield closer to the tank, our pressure distribution lines will be significantly shorter and will not cross beneath any driveway or parking areas, thus reducing the possibility of frozen lines. Attached please find my design modifications for the proposed septic system on this property. Soils See the attached soils logs which detail soil classifications, groundwater observations and percolation rates found in the test holes performed on the subject property. Drainfield Desien Percolation tests provided a percolation rate of 2.67 minutes per inch for Testhole #4 on Lot 1. We are still proposing a conventional, deep -trench system for the upgraded system on Lot 1. Deep Trench Design: Number of Bedrooms: 5 Design Flow: 150 GPD/BR X 5 BR= 750 GPD Max. Surface Waters There are no adjacent surface waters within 100 feet of the proposed well and septic improvements. Tonoeranhy The subject property is slightly sloping from south to north, with a steep slope (>25%) encountered within the northern 125 feet of the subject property. Please refer to design sheet 1 of 3 for topographical mapping. The proposed primary and reserve drainfields will be located greater than 50 horizontal feet from this steep slope. Groundwater and Bedrock No groundwater or bedrock was encountered during the testhole excavation and testing. Closing The development of this property will not preclude the adjacent properties capacity to construct future water or wastewater systems. 1 am unaware of any adverse impacts this installation would have on any existing adjacent wells or septic systems. General We were issued the above referenced permit on January 27, 2006. Since that time, the final plat of the property has been recorded, and it is now officially Lot 1 Snowcup Subdivision. To date, the existing well has been decommissioned, a new water well has been drilled, the existing cesspool has been abandoned and the new 2000 gallon S.T.E.P. septic tank was installed. At the time of the septic tank installation (April 25, 2006),1 noted that the native soils in the vicinity of the septic tank were much better than was found in the original test holes at the southern portion of the property. A testhole was excavated in the area to the east of the septic tank to determine the area's ability to support a drainfield and the soils were found to be acceptable, and considerably better than the soils to the south. Additionally, by locating the drainfield closer to the tank, our pressure distribution lines will be significantly shorter and will not cross beneath any driveway or parking areas, thus reducing the possibility of frozen lines. Attached please find my design modifications for the proposed septic system on this property. Soils See the attached soils logs which detail soil classifications, groundwater observations and percolation rates found in the test holes performed on the subject property. Drainfield Deshm Percolation tests provided a percolation rate of 2.67 minutes per inch for Testhole #4 on Lot 1. We are still proposing a conventional, deep -trench system for the upgraded system on Lot 1. Deep Trench Design: Number of Bedrooms: 5 Design Flow: 150 GPD/BR X 5 BR= 750 GPD Max. Surface Waters There are no adjacent surface waters within 100 feet of the proposed well and septic improvements. Toaoeraahv The subject property is slightly sloping from south to north, with a steep slope (>25%) encountered within the northern 125 feet of the subject property. Please refer to design sheet I of 3 for topographical mapping. The proposed primary and reserve drainfields will be located greater than 50 horizontal feet from this steep slope. Groundwater and Bedrock No groundwater or bedrock was encountered during the testhole excavation and testing. Closine The development of this property will not preclude the adjacent properties capacity to construct future water or wastewater systems. We are requesting a 5 -foot waiver approval as part of this COSA submittal. This lot line setback waiver will not preclude the adjacent properties capacity to construct future water or wastewater systems. 1 am unaware of any adverse impacts this installation would have on any existing adjacent wells or septic systems. Additionally, we currently have mounded soil on top of the drainfield to encourage settlement of the backfilled soils. BTII Construction still needs to perform final shaping and grading on this property, and as part of the grading scope of work, will remove this "mounded" material as it is not needed for insulation or soil cover purposes.
