SUBJECT: Lot 4, Ravencrest Subdivision Well and Septic System Design and Permit Application The owner of Lot 4, Ravencrest Subdivision has requested the permit for the well and septic system be amended to include a five -bedroom home as opposed to the originally requested permit for a four-bedroom home. The amended sheets for the five -bedroom home are attached. Please substitute these sheets for those previously submitted. Thank you for your assistance and please let me know if you have any questions. ANDERSON ENGINEERING P.O. BOX 240773 ANCHORAGE, AK 99524 522-7773 677-7766 FAX October 20, 2005 Municipality of Anchorage Development Services Department On -Site Water and Wastewater Program 4700 South Bragaw Street Anchorage, AK 99519-6650 Subject: Lot 4, Ravencrest Subdivision Septic System Design and Permit Application Impacts to Adjacent Properties Dear Onsite Services Engineer: The owner of the subject property intends to construct a new five -bedroom home on the lot. We are therefore requesting a permit be issued for the construction of a new well and septic system to serve the new home. No conflicts exist with adjacent septic systems or wells and the proposed septic system and well on this lot. The attached Site Plan and backup documentation identify the location and configuration of the proposed well, septic system and alternate site. The current drainage pattern is identified on the Site Plan. The drainage pattern will be maintained after development of this lot is complete. Test holes were recently placed on the lot, which indicated clean poorly graded to silty sand with some gravel (SM/SP) in the area of the absorption trench and alternate site. The accepting soils were tested and found to have a percolation rate of between 6 and 15 minutes per inch in the accepting soils. Groundwater was encountered at depths ranging between 9.7' and 17'. Our design includes the placement of a new 1,500 - gallon septic tank along with a 94' long by 5' wide by 4' effective depth absorption trench to collect and treat the sewage generated in the house. The bottom of the trench will be 5' below the surface. The distribution pipe will be 1' below the surface. A minimum of 3' of cover will be placed atop the trench and a minimum of 4' of cover will be placed atop the new septic tank. The ground surface on the lot slopes at varying grades toward the northeast near the absorption trench as shown on the Site Plan. The absorption trench will be constructed parallel with the slope of the ground surface as much as possible in conformance with Municipal requirements. The new septic system will be constructed a minimum of 100' Lot 4, Ravencrest October 20, 2005 Page Two from the well on the adjacent lot. It will also be constructed a minimum of 100' from any surface water in the area. If the system is constructed in accordance with our design the following statements apply: The system, if constructed as designed, will have no adverse impact on the wells in the area or those to be constructed in the future. 2. The system, if constructed as designed, will have no adverse impact on existing septic systems in the area or those to be constructed in the future. 3. The system, if constructed as designed, will have no adverse impact on reserve space, either surface or subsurface, on any lots located in the area. 4. The system, if constructed as designed, will have no adverse impact on drainage patterns in the area. The current drainage pattern will be maintained. Sincerely, lvlu EJ2 , Michael E. Anderson, P.E. Mike Anderson, P.E. SUBJECT: Lot 4, Ravencrest Subivision Well Location Revision Certificate of On Site System Approval The well on Lot 4, Ravencrest Subdivision was not placed until after the house on the lot was built. The location of the house limited the access for the well rig. A steep hill Is located on the northwest portion of the lot making the original location Inaccessible with the house in place. The location of the well was moved approximately 50' to the southeast at the discretion of the well driller to allow access for the drilling rig. The placement of the well at the revised location will have no impact on wells and septic systems on the adjacent lots. Please advise if you have further questions.
