Ref: Proposed Well and Septic System for Lot 20, U.S.S. 3200
To whom it may concern:
The proposed 2 bedroom house will be served by a private well and septic system. Per the
homeowners request the septic system is to be design for 4 bedrooms. Two test holes were
excavated on the property. The proposed septic system will be designed around the 30 foot radii
of these test holes. We are proposing that a 1250 gallon septic tank and a bed type drainfield be
installed. Comments regarding the design are summarized as follows:
1. SOILS: Attached is a log which shows the soil classifications, groundwater monitoring, and
the percolation test results. It is our opinion that due to the overall appearance of the soils, an
application rate of 0.8 gallons/day/ft2 should be used.
2. TRENCH DESIGN:
a. Percolation Rate: <1 & <1 minutes/inch
b. Allowable Application Rate: 0.8 gallons/day/ft2
c. Design Flow: 600 gallons per day
d. Minimum Absorption Area: 750 ft2
e. Total Depth: 2.0 feet (max.)
f. Sand: 1.0+ feet
g. Effective Depth: 0.5 feet
h. Width: 15 feet
i. Minimum Length: 50 feet long ,
j. Effective absorption area = 750 ft2
3. SURFACE WATERS: There are no surface waters within 100 feet of the proposed
upgrade.

4. TOPOGRAPHY: As can be seen on the attached site plan the proposed drainfield is to be
installed on a 1-5 percent slope running approximately north to south.
I am unaware of any adverse impacts this installation would have on adjacent wells or septic

I, In 1985~ when this property was acquired, I had a verbal agreement with a partner
that we would handle the property as such, partners, It has come time now to separate
the interest we both have in this property and thus necessitates the need to subdivide.
2.Numerous properties in the area are already less than the required two a~d one half
acres required by the R 1 t zoning, I believe this to be because R 11 zoning was
specifically established for that purpose, of allowing flexibility in the development of
Turnagain Arm south area. This variance request is not asking for a significant reduction
in the area requirements but a variance that would still allow the intent of R 11 zoning to
be adhered to,
3. As mentioned in allegation 1 above, I have a verbal agreement with a partner that
allows him fifty percent rights to the subject property. This subdivision would allow him
and myself to develop these lands in our own way,
4. As indicated in Title 21 (21.40.117) R 11 zoning is "intended to govern the land use"
and "the permitted uses and densities are to Generally conform to the policies and land
use patterns of the area".
5. Several properties exist presently that do not conform to strict RI 1 zoning. Down to as
little as an acre and one quarter,
6. Should an'>, other subdivision of this property be undertaken, it would result in one of
or the other lot being smaller and therefore move even further away from the RI 1 zoning
intent.
The Zoning Board of Examiners and Appeals may only grant a variance if the Board finds all of the
following six (6) conditions are met. Each condition must have a response in as much detail as it takes to

The applicant hereby alleges that:
