Per your request I performed a test hole on the remainder lot (Lot 2C-1) to verify the lot's capacity to support additional replacement drainfields. The results of this test hole are detailed on the enclosed soils log/percolation test forth. This test hole was placed south of the existing drainfield, which was constructed in 1979. This drainfield has recently passed an adequacy test performed by Tobben Spurkland, P.E. Please note that BTH Construction, recently replaced the failing septic tanks on Lot 2C-1 with a new 1500 gallon, two compartment septic tank (MOA permit no. SW050063). In addition, we have another test hole log that was performed in 1979 by Tobben Spurkland for the design of the current drainfield. While I do not have a location for this test hole, the soils documented and the percolation rate are very consistent with the results I have achieved from my testing, thus verifying that this general area is more than adequate to support the existing system and two or more additional replacement systems. A copy of this soils log/percolation test form has been included for your review. have modified my original submittal site drawings to include the new test hole and to delineate the septic reserve areas as required by AMC 15.65.180.B.1 with regards to subdivision development. Box 196650 Anchorage, AK 99519-6650 RE: Lot 2C-2 Hanks Subdivision Platting Case S-11347 To Whom It May Concem: General 1 have been retained by Mr. Glenn Schultes to provide Civil Engineering services as required to demonstrate the above referenced property's ability to support an on-site water and wastewater system. Currently the property is platted as Lot 2C Hanks Subdivision; however the preliminary plat has been approved to split the lot into two parcels, with the subject lot being a flag lot to the east of the remainder parcel. This new lot will be designated Lot 2C-2 Hanks Subdivision. Please see the attached sketch (Figure 1) which shows the proposed lot subdivision configuration. We require a signature of approval from your department on the platting case Summary of Action in order to finalize the platting action. Please review the enclosed information and if it meets your requirements, sign the copy of the Summary of Action enclosed and return to me. Solis A test hole was excavated and the soils were perc tested on March 11, 2005. The attached soils log (Figure 2) shows the location of the test hole, the soils found and the percolation rate of the representative strata. This test hole location was selected based on the following parameters: • Locations of adjacent well and septic systems, • Likely locations of future driveway and house, • Potential impacts on surrounding properties. The soils found were consistent with those exhibited in test holes on the surrounding properties and there was no indication that there would be any variation across the subject lot. The groundwater was monitored on March 18, 2005 and no evidence of any water was apparent It is unlikely that any groundwater would be discovered in this monitoring tube at any time during the year, based on the soil conditions and test holes performed over the years, at various times, on the surrounding properties. Septic System Design Percolation tests provided a percolation rate of 2.42 minutes per inch. We are proposing a conventional, deep -trench system. MOA requires 125 SF per bedroom based on the percolation rate. Assuming a 4 -bedroom home this will require a 1250 gal. septic tank and 500 SF of drainfield area. Assume 10' deep trench, 7 feet effective septic rock. 500 SF / (7' depth X 2 sides) = 35.71 LF, say 40 LF. This design is adequate for the reserve drainfield as well. These wastewater components are shown on the conceptual design sketch attached. Water Supply The properties directly to the north of the subject property are currently served by private wells. MOA has records on two of the five properties to the north and the well serving the remainder parcel of this subdivision. These three wells have consistent depths, from 268 to 278 feet, with yields varying from 5 to 40 gallons per minute. FL SOIL RATING: 100 INSTALLATION DATE: Nov. 1979 WAIVERS GRANTED: None Required DATE OF LAST PUMPING: DATE OF TEST: July 16, 2002 TEST PROCEDURE: System was inspected and measured. 500 gal. tank was found with 4 feet of cover and with a liquid level of 34 inches. 1250 gal. tank was found with 3 feet of cover and 45.5 inches of water. Trench clean out was not located. Trench monitor was 12 feet deep and contained 56 inches of liquid. 750 gallons of clean water were added to the system while the liquid levels in the tanks and the trench were monitored The water level in the tanks did not change and while the water level rose 10 inches in the trench monitor. Four hours later the water level had dropped 7 inches, indicating that most of the water had been absorbed TEST RESULT: This system meets the code requirements of the Health and Social Services Department of the Municipality of Anchorage. NOTE The operational life of all septic systems depends on the local soil conditions, groundwater levels that may fluctuate during the year, and the water usage of the family being served by the system. These conditions are outside the control of the evaluator of this septic system. We can therefore not give any estimate of how long this system will function satisfactorily for current or future occupants. All septic systems ultimately fail.
