Resolving utility easements. 2. Resolving with AWWU the location of water line extension. If water lines are to come in from the "flag pole" portion of the lot then it must be increased to a 30 -foot wide flag pole. 3. Placing the following note on the plat. a. Access to Lots 1 and 2 is limited to one location at its existing location. 4. Providing an as -built survey to Land Use Enforcement for the existing structures to verify compliance with yard setbacks regarding new lot lines. 5. Redesigning the lots so that proposed Lot 2 meets the requirement of AMC 21.80.300.13 - "The depth of a lot shall be at least 100 feet." or obtain a variance from the Platting Board for lot depth. 6. Correcting the street names to show Pkwy" street type in the name of Lake Otis, and `E" designation to 80th Avenue. 7. Correcting spelling errors and punctuation within the title block. 8. Obtaining operating approval for the on-site system serving this property from the Alaska Department of Environmental Conservation. Short Plat Summary January 6, 2003 Page 2 of 3 3. Correcting street name designations of Lazy Lane to Street, and add "Springbrook Dr. label. 4. Correcting vicinity map: Label should be "North Eagle River Loop Rd." Also Loop Road Spur NOT Eagle River Loop Spur. 5. Showing the 100 -foot from centerline width for North Eagle River Loop Road. 6. Correcting the placement of the vicinity map section grid. 7. Correcting Title Block information to include Section, Township, and Range. 8. Correcting map information northwest of platted area, Lots 4, 16. & 17 are in Walter G. Pippel Add 2. Dedicating additional 10 -feet of right-of-way for Hanson Street to the north and Easy Street to the south as required by AMC 21.80.010 and the Official Streets & Highways Plan. Resolving with AWWU the location and size of the required sanitary sewer easement. 3. Providing a 10 -foot development setback along Fireweed Lane as required by AMC 21.45.140. 4. Placing the following notes on the plat: a. Access to Fireweed Lane is permitted by State DOT/PF. b. Yard setbacks are measured from the development setback. c. Arterial landscaping meeting the requirements of AMC 21.45.125.C.4 shall be installed and maintained by the property owner or his/her designee within the arterial landscape easement.
