Lots 1-2 Soils & Well Report Legal: Wagner TR 2 (MOA S- 12583) To Whom it may concern: This letter is to answer the questions concerning the new On-site septic and wells on the above proposed new subdivision. From the Municipality of Anchorage (MOA) data files the nitrite levels and well flows have been shown on the attached site plan, C1. Of the three surrounding properties two have nitrate data available plus the original lot. The maximum nitrate level found was .688 mg/L from the original lot Wagner TR 2 which is low. All of the surrounding wells have been located on the site plan, to verify that the new proposed well will not impact the neighboring lots. A new proposed well has been shown for planning purposes, good water is available just not in huge amounts. If the new well flow rate is less than one GPM then a storage tank can be added to the new house. The site plan also shows the total depths and flow rates for the surrounding lots. The average flow rates vary between 0.6 and 3.0 gallons per minute and the depth is 75 to 347 feet deep. All of the neighboring wells have flow rates over 0.6 GPM. From the surrounding wells logs it is apparent some water is available on top of the bedrock, Park Hills #1, Blk 1, Lot 1, 0.6 GPM, but more water is available in the bedrock as found on T12N R3W SEC 35 PARCEL 18, 3 GPM and Wagner TR 1, 2 GPM. The very old original well on Wagner TR 2 is also getting water from the top of the bedrock at about 95 feet depth. From the surrounding well data good water is available if the well is drilled into the bedrock between 250 and 350 foot depth. This will bypass the shallow water on top of the bedrock which is supplying the low producing wells and access the deeper water. If necessary an existing well can be fracked to increase the flow rate which has proven to be very successful to increase well flow rates. A reserve area of 12,000 square feet has been shown (see site plan C1) per the perc test requirements. The soils and well flows are good and will support a on-site septic and well system. Justification for allowing this subdivision to be approved by the On-site Department is the soils are excellent and the proposed new well has good water available with no adverse affects to any of the surrounding properties.
