Re: Densly Subdivision, Eagle River
Subject: Hi -head ortesian well- construction mitigation measures.
Gentlemen:
Water well construction/ drilling in the above referenced subdivision has commonly
encountered hi -head and hi -flow conditions from the main unconsolidated aquifer around
200+ feet. Measured characteristics can be on the order of 300+ gpm free flowing with o
shutoff head of 20 psi (ie. +46 feet)! Following are the construction measures we have used
to successfully control these characteristics on the first five (5) wells in this subdivision.
1) Continuously dry grout throughout the total length of the cased well bore (ie.
10-12 sacks of No. 8 bentonite granules per well).
2) Allow the well to flow controlled without excessive pressure buildup, for several
days to allow the dry grout to hydrate and bind with the surrounding formation
material. Note: enclosed photos of excavated pipe show the effectiveness of
this grout envelope.
3) Shutin the well with our fabricated, mechanical, artesian well packer - which
holds the water level down below the frost -line.
We have been pleasantly surprised by the ability of the dry rout to hold and prevent
washout (ie. vertical up/down water flow) of the well casing annulus. This also constitutes
proof of the ability of the dry grout method to prevent vertical down movement of
contaminants in the casing annulus.

Ref: Proposed and Well Septic System Design for Lot 18, Block 1, Denaly Subdivision
To whom it may concern:
The proposed 4 bedroom house will be served by a private well and septic system. Two test
holes were excavated in the area of the proposed septic system. The septic system will be
designed around the 30 foot radii of these test holes. We are proposing that a 1250 gallon septic
tank and a five foot wide drainfield be installed. Comments regarding the design are summarized
as follows:
1. SOILS: See the attached logs which shows the soil classifications, groundwater monitoring,
and the percolation test results. It is our opinion that an application rate of 1.0 gallons/day/ft2
should be used.
2. TRENCII DESIGN:
a. Percolation Rate: <1 & <1 minutes/inch
b. Allowable Application Rate: 1.0 gallons/day/i2
c. Number of Bedrooms: 4
d. Design Flow: 600 gallons per day
e. Minimum Absorption Area: 600 112
f. Total Depth: 6 feet (max.)
g. Effective Depth: 3 feet
h. Width: 5 feet
i. Reduction Factor: 0.50
j. Minimum Length: 75 feet long
k Effective absorption area = 750 ft2
3. SURFACE WATERS: There are no surface waters within 100 feet of the proposed

upgrade.
4. TOPOGRAPHY: The average topography of the lot is a 10% to 15% slope running
approximately northeast to southwest; in short, there are no slope concerns.
We are unaware of any adverse impacts this installation would have on adjacent wells or septic
systems. If you have any questions, please contact us at 337-6179. Thank you for your
assistance.

SEPTIC SYSTEM NARRATIVE
for
PEYTON HOUSE
LOT 18, BLOCK 1, DENALY SUBDIVISION, EAGLE RIVER, ALASKA
SEPTEMBER 7, 2001
A septic system to accommodate a 4 bedroom home is proposed for Lot 18, Block 1 of
Denaly Subdivision in Eagle River, Alaska. The proposal includes a 1750 gallon (min.)
septic tank with a deep trench drain field 75 feet long by 4.5 feet deep. This exceeds the
minimum requirements of a 1250 gallon septic tank with a 67 foot long by 4.5 foot deep
drain field, and is sized to accommodate guests and/or potential future expansion of the
house.
All components of the proposed system are located more than 100 feet from any
proposed wells or well reserve areas and more than 10 feet from any known existing or
abandoned subsurface disposal fields or septic reserve areas. The proposed development
of the lot will not preclude the installation of well or septic on adjoining lots.
Vehicular access to the septic tank is around the southeast corner of the house, through
the service gate into the back yard. This route will be kept clear of landscaping to allow
vehicular access for septic tank service.
The proposed location of the septic system is mostly outside of the reserve area for Lot
18. This design was selected in order to meet the requirement that the drain field trench
be installed parallel to the natural slope contour.
Existing and proposed drainage for Lot 18 is from the front to the back, roughly parallel
with the back property line.
SEPTIC SYSTEM DESIGN
for
PEYTON HOUSE
LOT 18, BLOCK 1, DENALY SUBDIVISION, EAGLE RIVER, ALASKA
AUGUST 21; 2001
Parameters:
Number of bedrooms: 4
Trench depth: 4.5'
Pere rate: 1 min/inch
Application rate (from 15.65.0060 C. 3.): 1 gpd/sf
Tank Size Calculation:
Tank size = 1000 gal + (250)(4-3) = 1250 gal (min.)
Disposal Field Calculation:
Absorption Area = 4 bedrooms x 150 = 600 sf
1
Trench length = Absorbtion Area = 600 sf = 67 ft
2 x Gravel Depth 2 x 4.5 ft
Conclusion:
Minimum requirements are a 1250 gal (min.) septic tank with a 67 ft drain field at a depth
of 4.5 ft below the perforated pipe. A 1750 gal (min.) tank is proposed with a 75 ft drain
field at a depth of 4.5 ft to accommodate guests or future growth.

Attn: Jim Cross/ Dave Roth
Re: Densly Subdivision, Eagle River
Subject: Hi -head artesian well- construction mitigation measures.
Gentlemen:
Water well construction/ drilling in the above referenced subdivision has commonly
encountered hi -head and hi -flow conditions from the main unconsolidated aquifer around
200 feet. Measured characteristics can be on the order of 300! gpm free flowing with a
shutoff head of 20 psi (ie. •46 feet)!
We have been pleasantly surprised by the ability of the dry grout to hold and prevent
washout (ie. vertical up/down water flow) of the well casing annulus. This also constitutes
proof of the ability of the dry grout method to prevent vertical down movement of
contaminants in the casing annulus.

COMMENTS: This system was found to be operating satisfactorily. Since the home had been vacant for over 30 days,
the system was soaked during the 48 hours prior to testing with a total of 2000 gallons of water. During
the test, 840 gallons (more than the design daily flow) was added to the system. There was no
measurable liquid in the SAS MTs prior to or at any time during the test.

Engineer's Comments:
In conducting this evaluation, AKWWC, Inc. attempted to provide a thorough,
conscientious engineering analysis of the system in accordance with ADEC and MOA
DSD Guidelines & Regulations. The reported results described the performance of the
system under the conditions encountered at the time of the lest. and separation
distances measured to readily identifiable features. The operational life of all wells and
septic systems depend on the local soils condition, groundwater levels that may
fluctuate during the year, and the water usage of the family being served by the system.
These conditions are outside the control of the evaluator of the system. Satisfactory test
results do not guarantee future performance of the system, nor do they guarantee that
there are no hidden defects or encroachments. AKWWC, Inc. can therefore not provide
any warranty or future estimate of how long the system will continue to meet the
operational requirements of the ADEC or MOA DSD. The content of this report is for
the sole benefit of the owner listed above. Any reliance upon or use of this report by any
