Box 196650 Anchorage, Alaska 99519-6650 Ref: Septic Upgrade Design for Mountain Park Estates Subdivision; Lot 9, Block 5 To whom it may concern: The existing 2 bedroom house is currently served by a community well and private septic system. Two test holes were excavated on the property. The proposed septic system will be designed within the 30 foot radii of the two test holes. We are proposing that a 1250 gallon lift station and a deep trench type drainfield be installed. Comments regarding the proposed design are summarized as follows: 1. SOILS: See the attached logs which shows the soil classifications, groundwater monitoring, and the percolation test results. It is our opinion that due to the overall appearance of the soils, an application rate of 0.8 gallons/day/ft2 should be used. 2. TRENCH DESIGN: a. Percolation Rate: 1 & 18.4 minutes/inch b. Allowable Application Rate: 0.8 gallons/day/ft2 c. Number of Bedrooms: 2 d. Design Flow: 300 gallons per day e. Minimum Absorption Area: 375 ft2 f. Total Depth: 11 feet (max.) g. TOPOGRAPHY: As can be seen on the attached topography site plan, the average topography of this property is a 15 to 22 percent running from approximately west to east; in short, there are no slope concerns. The trench is to be installed parallel to slope contours. I am unaware of any adverse impacts this installation would have on adjacent wells or septic systems. So far I have done the following - 1) sold half interest in water rights to Jon Carroll, recorded with 10 ft. easement across my property 2) had the well tested by M & is Well Drilling 3) had engineer approve copacity of well GPI. 24hr.testing 4) had engineer and plumbing contractor design system for a three dwelling water service 5) had bacterial test made by your department 6) have your basic approval of system 7) have state approval of system 8) have VA. approval of basic system and all legal documents in order ( Maintanace agreement wl water rights specified) with the exception of an easement on one piece of property across the Alpine Drive,owned by Bobbie Lee Hobson, Lois Dr.. Anchorage. It is the easement that is holding up everything. Mr. Hobson is re- luctant to give either myself or Mr. Carroll this option. I advised him to talk with you on this matter. Logically, he should have no objections to the easement since the 120 radius falls on the highest corner of his property. This would not be under any terms the location of any future septic system due to the high terrain. The property owned by Hobson presently can be serviced by a subdivision community well entering at the rear of his land.
